Our 2026 rates

These are our team’s prices at Comfort level. The Premium level, with high-end tiles, taps and shower screen, is 22% more.

Location matters

Amsterdam and Amstelveen, +10%; Haarlem, +6%; The Hague and Utrecht, +5%; Rotterdam and Leiden, +3%; Eindhoven and the rest of the country, base rate.

What moves the price

The condition of the substrate, moving waste pipes, a timber floor, access to the house and the finishes you choose. That is why the fixed price comes after we measure up.

Included, even where you can’t see it

The floor check if the bathroom sits on timber, photos of everything that is hidden, a dedicated project manager and the municipality’s questions when there is a permit.

What is not included

Municipal permit fees, kitchen units and appliances, the tiles when you only order the tiling and, in houses built before 1994, the asbestos survey.

After the visit you receive the quote in writing, itemised as here and with the schedule. If something turns up when we open up that could not be seen, we show it to you before carrying on.

What is included, what is not, and how the fixed price is set.

How much does a renovation cost in the Netherlands?

With us, at Comfort level: a complete 6 m² bathroom, from €12,500; a toilet, from €3,850; fitting a 4-metre kitchen, from €1,750; 30 m² of laminate or vinyl flooring, from €2,150; painting a 30 m² living room including the ceiling, from €1,850; and opening up a 3-metre load-bearing wall, from €5,950. With the calculator you can add up your own project line by line.

Is the calculator result a binding quote?

No, it is an estimate based on our 2026 rates, with the same breakdown we use on site. The fixed price follows in writing within 48 hours of measuring up at your home, and only changes if something turns up when we open up that could not be seen; in that case we show it to you before carrying on.

Do your prices include VAT?

Yes. For private clients our prices are final, with VAT included. The fixed-price quote shows it line by line. Businesses established in the Netherlands are invoiced with the VAT reverse-charged (btw verlegd).

What is not included in the price?

Municipal permit fees (leges), which the municipality charges; kitchen units and appliances; the tiles when you only order the tiling; and, in houses built before 1994, the asbestos survey, carried out by a certified company before demolition.

Why can an older house cost more to renovate?

Because of what turns up behind the surfaces: timber floors that need checking, waste pipes without a proper fall, old installations or asbestos in houses built before 1994. We look at all this during the visit, so the fixed price takes it into account from the start.

Can I order just one part of the renovation?

Yes. You can give us a single job, such as the bathroom or the floor, or the whole renovation. If you combine several, we coordinate them with one project manager and in one quote.
