Load-bearing walls

Load-bearing wall removal, with calculation and permit.

Our engineer calculates the beam and prepares the permit drawings. Our team props, opens up the wall, installs the beam and leaves it painted. A 3-metre opening costs from €5,950, all-in.

What you need to know

Before a wall comes out.

A load-bearing wall carries floors, walls or the roof above. Take it away and that load has to go somewhere else.

A permit is needed

Changing the load-bearing structure requires, in practice, a permit for a technical building activity. The municipality decides within 8 weeks, extendable once by 6 more. Work starts once it is granted.

Structural calculation

The municipality wants to see a calculation and drawings: which beam, which supports and how the load reaches the foundations.

The beam

It is usually a steel beam, for example an HEA or HEB section, on the supports the calculation specifies.

Propping

During demolition the structure above is propped, with a written plan before anything is touched.

The municipality’s questions

If the municipality asks for clarification on the calculation, our engineer deals with it, at no extra cost to you.

Who calculates

Our engineers, engenheiros civis and members of the Ordem dos Engenheiros. They calculate to the Eurocodes with the Dutch National Annexes, and to NEN 8700 for alterations.

Sources: the Environment and Planning Act (Omgevingswet) and the Buildings Decree (Besluit bouwwerken leefomgeving), explained on IPLO. Not sure whether your wall is load-bearing? Send us photos and, if you have one, the floor plan.

How we do it

From the calculation to the finished wall.

The calculation and the works in one contract, with one person responsible.

  1. 01

    Visit

We look at the wall, the floors above it and what you want in its place.

  2. 02

    Calculation and drawings

Our engineer calculates the beam and its supports and draws it up for the permit.

  3. 03

    Permit

We submit the application on the Omgevingsloket (the national permit portal) with your authorisation and deal with the municipality’s questions.

  4. 04

    Works

Propping, demolition and the beam on its supports, all checked against the calculation.

  5. 05

    Finishing

Beam fire-protected where required, plastering, painting and a handover file with photos.

On site

On site, everything is checked against the calculation.

The calculation says which beam, where it bears and how the load travels down to the foundations. On site we check it step by step, propping, supports and beam, before closing up and painting.

Frequently asked questions

About removing a load-bearing wall.

Permit, price, timescales and who calculates.

Do I need a permit to remove a load-bearing wall in the Netherlands?

Yes, in practice. Changing the load-bearing structure of a home requires a permit for a technical building activity (omgevingsvergunning voor een technische bouwactiviteit), with a structural calculation and drawings. The municipality decides within 8 weeks, extendable once by 6 weeks. We prepare the calculation and drawings, submit the application with your authorisation and deal with the municipality’s questions. Demolition only starts once the permit has been granted.

How much does it cost to remove a load-bearing wall?

With us, a 3-metre opening, all-in, costs from €5,950: calculation, drawings for the permit, propping, demolition, steel beam and finishing. A 6-metre opening costs from €8,500. The calculation with drawings on its own costs from €950. Municipal permit fees (leges) are paid separately to the municipality.

Is a structural calculation required to remove a load-bearing wall?

Yes. If you change the load-bearing structure, the municipality asks for a structural calculation and drawings with the permit application. Without a calculation nobody knows whether the beam and its supports can carry the load.

How do I know if a wall is load-bearing?

A wall that runs at right angles to the joists, sits under another wall or is thicker than the others is usually load-bearing. You only know for sure after a visit. Send us photos and, if you have one, the floor plan.

Who does the structural calculation?

Our engineers, engenheiros civis who are members of the Ordem dos Engenheiros. They calculate to the Eurocodes with the Dutch National Annexes, and existing buildings to NEN 8700, and they deal with the municipality’s questions.

How long does it take to remove a load-bearing wall?

The calculation and drawings are usually ready in 3 to 5 working days. The municipality then decides within 8 weeks, extendable by 6 more. The works, from propping to finishing, usually take from a few days to a week.
